Nobody warns you how different San Francisco is until you are already in it.

You have done your research. You have been pre-approved. You found a neighborhood you love and a home that checks most of your boxes. You submit what feels like a strong offer and you lose to someone who waived everything, came in $150,000 over asking, and closed in 21 days. Welcome to San Francisco real estate.

This is not meant to discourage you. It is meant to prepare you. Because the buyers who succeed here are not necessarily the ones with the most money. They are the ones who understood the rules of the game before they started playing.

The Market Does Not Work Like Other Cities

In most American cities, a listing price is a starting point for negotiation. In San Francisco it is often a floor. Sellers and their agents intentionally price homes to generate competition, and in desirable neighborhoods it works. Homes routinely close 10 to 20 percent above the listed price, sometimes significantly more.

This means that if you are searching by price on Zillow or Redfin, what you are actually seeing are homes that will likely sell for more than what is listed. You need to adjust your search range downward and budget upward to have a realistic picture of what you can actually buy.

Pre-Approval Is Not Enough

Being pre-approved by your bank is the baseline. In a competitive SF offer situation, sellers and listing agents want to see fully underwritten loan approval wherever possible. Even better, they want to see proof of funds, a strong down payment percentage, and a lender who can pick up the phone and speak to your file directly.

If your financing is even slightly unclear or if your lender is slow to communicate, your offer will be passed over for a less financially strong buyer whose agent and lender made the listing agent feel confident. The paperwork and the relationship behind it matters more than most first-time buyers realize.

Contingencies Are Often Waived — Here Is What That Actually Means

In San Francisco, it is common for competitive offers to waive the loan contingency, the appraisal contingency, and sometimes even the inspection contingency. This sounds alarming if you have never bought here before and it should prompt a real conversation with your agent.

Waiving contingencies does not mean skipping due diligence. It means completing as much of it as possible before you submit your offer. Sellers in SF are required to provide extensive disclosure packages that include inspection reports, permit history, HOA documents where applicable, and more. A good buyer's agent will walk you through every page of that disclosure package before you decide whether to offer. The goal is to enter your offer with as much information as possible so that waiving a contingency is a calculated decision rather than a blind one.

Offer Timelines Move Fast

Offers are typically reviewed on a set date, usually one to two weeks after a property lists. You will tour the home, review disclosures, speak with your lender, and make a decision — all within a compressed window. There is rarely time to sleep on it for a week. If you need extended time to make decisions, San Francisco will be a frustrating market for you. If you come in prepared and decisive, it becomes manageable.

This is another reason why having the right agent matters enormously. You need someone who has already reviewed dozens of disclosure packages and can quickly tell you what is normal, what is a yellow flag, and what is a reason to walk away.

Neighborhood Price Variations Are Significant

San Francisco is a city of microclimates and micro-markets. The difference between what a three-bedroom costs in Noe Valley versus the Outer Sunset versus Hayes Valley can be several hundred thousand dollars for comparable square footage. Understanding which neighborhoods fit your budget and your lifestyle requires more than a Zillow search. It requires someone who knows the city well enough to show you what you might be missing.

Some of the best value in San Francisco right now sits in neighborhoods that have not yet captured the same demand as the most well-known addresses. A knowledgeable agent will show you where the opportunity is before everyone else catches up.

You Do Not Have to Overpay to Win

This is perhaps the most important thing first-time SF buyers get wrong. Winning in this market is not about throwing the highest number at every home you want. It is about targeting the right homes, understanding what a property is genuinely worth, structuring your offer cleanly, and having an agent who knows how to communicate your offer's strength to the other side.

Overpaying happens when buyers are reactive rather than strategic — when emotion drives the number rather than data. The buyers who consistently win in San Francisco are the ones who are selective, prepared, and working with someone who has done this enough times to know when to push and when to walk away.
